Project: Re-development of 285-acre island previously developed as a private corporate retreat, consisting of an 18-hole golf course with 30,000 square-foot clubhouse; a three-acre marina; eight beach villas; 12 marina casitas; a 3,500-foot paved airstrip; employee facilities and utility infrastructure. The island was re-programmed to become a sustainable luxury residential villa and boutique resort, including an 80-key hotel and spa with over-water bungalows; a 50-slip marina with marina village; 70 luxury waterfront estate villas; a resident’s yacht and beach club; and a 28-acre wetlands wildlife sanctuary.
Scope: Complete acquisition, due diligence and underwriting activities, including project conceptualization and programming; creation of a strategic business plan; budgeting and financial modeling; land appraisal and local governance; hotel operator contract negotiations; negotiation of the purchase and sale agreement; and co-responsibility to source additional equity and debt financing to conclude the acquisition.
